What is Shadow Valley?

Shadow Valley is a Master Planned Community of 900 plus homes, Shadow Valley Country Club and many community recreation amenities on 544 acres ideally located in the Bentonville - Rogers area ... the heart of Northwest Arkansas.


What is a Master Planned Community?


A Master Planned Community is a large-scale development featuring a wide range of housing prices and styles, extensive recreational amenities and non-residential land uses (most often convenience focused commercial) designed to provide residents an attractive environment in which to live and play.


How many homes will there be in the community when it is finished?

The currently projected total is 900 plus.


How many different types of homes are available?  


Traditional Single Family Homes as well as Townhomes, Chateaux and Golf Villas with lawn and exterior maintenance services provided.


What is the price range of the homes in Shadow Valley?

Detached Single Family Home prices begin at $270,000. Townhome, Chateaux and Golf Villa prices begin at $180,000.

Can my client have a custom home built?

You client may work with the Premier Builder of their choice to build the Custom-Built Home of their dreams on the lot they choose. Note: Architectural Control Committee approval is required. Click here for more details.

Can my client choose their own Builder?

Your client may choose from seven (7) Premier Builders which have been very carefully selected from among the most trusted and respected builders in Northwest Arkansas. Click

If my client chooses to have a Custom Home built, what do I have to do?

Bring us the customer. Our experience has been that once an agreement is reached between the customer and the Premier Builder, it works best if we "take it from there". Of course if your client wants you to be involved, we will work it that way.

How and when do I get paid on a Custom home sale?

You get paid on the total sale ... lot and home ... at closing of the home.

What is the purpose of the Architectural Control Committee?

The Architectural Control Committee regulates the design, use and appearance of homes, lots and common areas within the community to preserve and enhance property values.


How long will it take to build a Custom Home?

Custom-Built Homes can be built in nine (9) to twelve (12) months depending on the size and complexity.


If my client does not want to wait for a Custom Home to be built, what are their choices?  

Ready-To-Customize Homes allow customizing of the home by the Premier Builder to include many of your clients personal preferences. The number of customization options depends on the stage of construction when the home is purchased. Click here for more details.

Ready Now Homes are spec homes completed by one of the Premier Builders which are ready for occupancy now.


Can my client buy a lot now and build on it in a year or so?

Lots are available for construction of Custom-Built Homes without any requirement to build within a certain time. Note: Sales of lots for Custom-Built Homes include a buy-back provision and other requirements and conditions.

What is a scenic lot?

Scenic Lots are lots in close proximity to community amenities such as the golf course, a water feature, green space, etc. Note: Privacy Fences are not allowed and other restrictions apply.

What about Shadow Valley Country Club membership?

Ownership of property in the Shadow Valley Master Planned Community requires at least a Social Membership. Tennis and Golf Memberships are optional. Click here for more info.

PROPERTY OWNERS ASSOCIATION

Is there a Property Owners Association?

The Shadow Valley Property Owners Association, Inc., (SVPOA), a Arkansas nonprofit corporation, operates the gatehouse, is responsible for the streetlights and maintains all of the common areas in the community including the entrances, streets, lakes, common properties and green spaces.


What are the Property Owners Association dues?

The dues are currently $45 per month ... payable via credit card on the first of each month.

Dues are subject to change without notice.


Are there Covenants, Conditions and Restrictions?  

There are Covenants, Conditions and Restrictions (CCR's) which govern the operations of the SVPOA and ACC.
